Can Foreigners own property in Japan?

Yes. And it is freehold title! This means that you are the full owner of the property with no need for a Japanese National as a partner, or guarantor. Permanent Residency is not a requirement. And the transfer of ownership process is quite straightforward with some guidance.

You, or your property manager in our absence, are responsible for all property and income taxes, maintenance and adherence to zoning and building codes. 

We will liaise with your real estate agent to get you through the process to owning your own piece of Ishigaki!

Can Foreigners build new structures or do major renovations?

Yes. As long as the strict and complicated local regulations are followed, there is no problem developing your investment to suit your tastes and/or business plan.

Ishigaki Property Management can assist with the entire process of building and/or renovating from design through construction. We will provide contractors suited to your project, as well as conduct onsite inspections during construction to guarantee quality and a satisfactory outcome.

What kind or property taxes can I expect?

When purchasing property here there is a 3-4% acquisition tax.

After that, the only ongoing tax is general property tax. All tallied, this is calculated at about 1.6 of the assessed value of the property. The local authorities re-assess property value every 3 years.

How much return on my investment can I expect?

Income potential is unique to each property. After our initial consultation, we will work with you to formulate a business plan that is best to capitalise on your property’s potential.

Ishigaki Property Management will give you quarterly reports breaking down all maintenance and construction costs, property taxes and income.

As your experience grows with us, you may want to change some parts of your strategy to streamline and improve your returns. We will work diligently with you to adjust with changes in the marketplace.

What about typhoons?

Typhoons are a serious factor effecting life and business on Ishigaki. Most decent properties are built with heavily reinforced concrete with the extreme weather in mind. When buying it is strongly recommended to have a detailed property inspection performed on your property to be sure you know what issues you may face in the future.

How much does a building inspection cost?

Our Basic Property Assessment includes a run down of facilities, potential for construction and/or expansion based on the situation and local building codes. This costs ¥50,000 per property.

Detailed building inspections include assessments of structural, exterior and interior aspects of your potential property. The cost for this is ¥1000/sq meter. For example, if you purchase a 3 bedroom villa on the coast that has 120sq meters of floor space, the detailed inspection will run ¥120,000. We have a ¥60,000 minimum for this service.
